Construction Project Manager – Tenant Improvements

CONSTRUCTION Tenant Improvements Manager

General Statement of Duties

The Manager of Construction & Tenant Improvements is responsible for managing all Facility, Permitting, and Construction aspects of assigned projects from feasibility through design and construction, including delivery to the Customer and hand-off to Property Management.

Tenant Coordination

Ensure tenants’ construction activities are completed in accordance with the terms of their leases and that this work meets the Landlord’s architectural design.
Assist tenants with permitting efforts as needed.
Assist with preparation of accurate and realistic construction budgets.
Prepare proposals and solicit bids.
Prepare and keep current a monthly budget, update change orders.
Collect closing documents from tenants and approve Tenant Improvement allowance, escrow billings, or other billings to Customers, as appropriate.

Project Management

Oversee property renovations under the direction of assigned Development professional.
Inspect property & identify all repairs, replacements needed to maintain property; obtain budget/bid estimates.
Create & maintain a physical plant and facility capital schedule to project the life expectancy of all related capital items with projected costs necessary to repair or replace.
Inspect and sign off on completion of all work.

General

Compile and maintain all relevant documents to be filed and stored as appropriate.
Ensure all permits, bonds and the like are closed out at the end of all projects.
Formulate schedules for all work and ensure compliance so that projects are completed on time.
Meet regularly with PM Team to go over job status, questions, invoices, new expenditures, etc.

MINIMUM QUALIFICATIONS

Bachelor’s degree or equivalent experience
Minimum 5 years’ experience working with Contractors, Sub-contractors, experience with RFP’s/Bids/Awards processes in the Commercial Real Estate Sector (prefer Retail Commercial Real Estate)
Working knowledge of maintenance & operation of commercial real estate.
Ability to read and understand blueprints, CAD drawings and other schematics
Solid People Leadership skills – able to build consensus and ownership!
Financial Acumen with ability to help establish budgets and deliver budgets at or under budget
Prior Commercial Property Management experience a plus!
